Central Acuña is born from a dual ambition: to reconcile the formal expression of the neighboring buildings while creating an interior public space that serves as a calm urban retreat. More than just filling an empty lot, this project transforms the void into a dynamic meeting point where architecture mediates between built form and open space, between the city’s energy and the need for respite, between continuity and transformation.
The design strategy is based on a modular grid, generating a fluid and adaptable volumetry. Through subtle variations within this structure, the building accommodates diverse functions without losing coherence: one module can be a bedroom, another a living room, another a balcony, and on the ground floor, this same logic expands to house public programs. This system of repetition and modulation not only gives the building a strong visual identity but also allows it to integrate harmoniously with its neighbors, creating a seamless transition between different architectural styles and scales.

Central Acuña is more than just a building—it is an urban strategy, a design that integrates form and function through the flexibility of its grid structure and the porosity of its ground floor. It reflects an understanding of the city as an ever-evolving system, offering a more open, fluid way of inhabiting collective space.

To further enhance these ideas, the project features a collaboration with renowned Mexican design studio Esrawe + Pardo, who have crafted modern and sophisticated interiors that strengthen the building’s identity. Their intervention brings warmth to the spaces through noble materials, precise detailing, and a palette that balances elegance with functionality. This synergy between architecture and interior design ensures that the modular grid’s spatial fluidity is translated into a cohesive sensory experience, where light, texture, and proportion play a defining role.
