This project, nestled in the heart of Denver's vibrant RiNo Art District, isn't simply a building; it's a carefully orchestrated dialogue between the neighborhood's dynamic energy and the built environment. The design strategy, at its core, is an exercise in internalization – drawing the very essence of RiNo's creative pulse into the building's core. This is achieved not through mimicry, but through a considered response to the site and a clever interpretation of the building code.
An intenational misreading of zoning regulations, rather than a hindrance, became the project's catalyst. This fortuitous misstep, resulting in a tiered reduction in the building's footprint as it rises, has yielded an unexpected and compelling interior volume. This internal space, born of regulatory misunderstanding, fosters a unique connection with the exterior, blurring the lines between inside and out.
