Area Tres —
Palermo, Buenos Aires
On a 40-meter-wide lot facing El Salvador Street, this workspace building was designed to rethink the concept of offices, offering multiple forms of collaboration and flexibility. The site presented a contrast between its linear front and a fragmented rear, shaped by the subdivision of the block into smaller plots. The project responds to this dual condition: the front features a bold façade that emphasizes the length of the site, while the rear takes advantage of the irregularly shaped spaces defined by the jagged property line to house the lobby, service areas, and a lush tropical garden. The concrete elements on the façades give the building its distinctive character, serving simultaneously as structure and solar protection for the glazed surfaces. In the shallower part of the site, a multi-height lobby is located, with open staircases and elevators. A series of voids interconnect vertically, extending down to the basement and allowing visual connections across levels. A linear skylight brings in zenithal light, illuminating the rear party wall, which becomes a backdrop for the interplay of slabs and stairs.
